Speaker Workshop: Show Up Strong | Present with Impact and Purpose

Maya Angelou is quoted as saying, “People will forget what you said, people will forget what you did, but people will never forget how you made them feel.” The mechanism for this is both the trusted connection we create with our audience and how we deliver our message. To show up strong and engage our audience in a compelling way doesn’t require you to be an exceptional public speaker, but it does require that you understand what effective communication is all about. In this energizing and fun three-hour session, we will learn to communicate with impact and purpose from the inside out. We will learn the techniques to engage the audience from the moment we walk out on stage, embody confidence, compel the audience through heartfelt and dynamic delivery, and paint pictures and evoke emotions with our message.

Real Estate Market Outlook & Opportunities

Economists predict that U.S. real estate transaction volumes will fall significantly in 2023 before rebounding in 2024. With continued concerns about inflation and interest rates, real estate investors, developers, and project managers across the country are divided over how the recession will turn out. Some are cautiously optimistic, while others are bracing for a hard landing. Will we see an economic reset? Will investors be able to purchase higher-quality properties at depressed prices? This panel will examine the trends and discuss strategies for managers to set themselves apart as fewer investors and lenders provide capital.

Real Estate Debt Finance

Uncertainty as to if or how far property prices will fall and interest rate volatility has caused lenders to take a more measured approach, many of whom are pressing the pause button on financing new projects entirely. Lenders’ reduced capacity to refinance outstanding is also a challenge for investors and developers. Despite some of the less optimistic news, deals are still getting done. We’ll do deep dive into real estate debt finance with expert lenders, deal makers, capital markets, and debt professionals.

REITs Forecast

Pricing for REITs depends heavily on the state of the broader market, and global inflation and high interest rates have put a damper on prices. Will they fall further in the near term? Or, as optimism for getting inflation under control grows, will pricing recover by 2024? Our panel of experts will discuss the outlook for REITs and strategies for REIT firms and investors to find opportunities and avoid potential pitfalls.

Investments in Housing: Meeting the Demands of Today and Tomorrow

Housing is a fundamental societal need and a vehicle for wealth-building. Yet almost every American city has a housing supply problem. Since the Great Recession, new home building never ramped back up to levels necessary to meet the demands of the population.  Additionally, housing affordability has fallen to its lowest level in over 30 years. How are alternatives investors helping to tackle these issues? What are the greatest challenges for the players in this space, including regulatory and environmental concerns? In this panel, we will hear from managers, developers, and operators who are investing, innovating, and sometimes disrupting across the housing spectrum.

Winners and Losers in Office and Retail

Shifts in cultural norms, population demographics, the rise of e-commerce, and work-from-home have created a new imperative for investors in office and retail real estate. Meanwhile, a record number of commercial loan maturities meeting rising interest rates are plunging assets into distress, creating challenges for some and great opportunities for others.  How do the trends differ regionally? How are aging and obsolete buildings being repurposed? This panel will examine the strategies for acquiring, designing, and building the office and retail spaces of the future.

Strategy Shifts in a Recessionary Environment

With market conditions creating the “denominator effect”, many limited partners may be overallocated to real estate. In 2023, allocations to new funds will be slower and more scrutinized. This panel will analyze market conditions and discuss how institutional investors, with the guidance of the consultant community, have had to revisit their strategy this year.

Real assets are getting a closer look from investors as the dual impacts of inflation and rising interest rates are felt around the world. In this environment, real assets present the potential for downside protection, diversification, and income generation. Real estate is just one of many alternatives that institutional investors can access today. This panel will go beyond real estate and examine other strategies, including agriculture, infrastructure, timber, and more.

We’ll explore her career journey and her outlook for the future in her role as Director of Pension Management at ConEd. We’ll hear how Peg helped the City of Philadelphia avert bankruptcy and saved a $30 million distressed real estate portfolio. This conversation will also cover what institutional investors need to do today to survive a down cycle. How do you keep investing in a period of uncertainty? What can be done to help portfolios or assets experiencing true distress?
